How we underwrite

What we look at.

Asset-based means the deal carries the weight. Here's what goes into a decision — and what doesn't.

Start a request
01

The purchase price and rehab budget

We size the loan to your total project cost, which is why leverage is quoted as loan-to-cost rather than loan-to-value.

02

The after-repair value

Your scope of work and comparable sales tell us where the property lands when the work is complete.

03

Your exit

Resale or refinance — a clear plan determines the right term length and structure.

04

You

A credit pull and a short conversation. No tax returns, no personal debt-to-income calculation.

FAQ

Common questions.

What is a fix and flip loan?

A fix and flip loan is short-term financing that covers the purchase and renovation of an investment property. Because it's a business-purpose loan secured by the property, it's underwritten on the deal — purchase price, rehab budget, and after-repair value — rather than on your personal income. Terms typically run 12 to 24 months, with the loan repaid when you sell or refinance.

How much can I borrow?

Starlit arranges fix and flip loans up to 95% of total project cost (purchase plus rehab), and some projects qualify for 100% financing. The final number depends on the property, the scope of work, and the after-repair value.

How fast can a fix and flip loan close?

As few as five business days from a complete file. Speed depends mostly on how quickly title, insurance, and the scope of work come together on your side.

Do I need tax returns or W-2s?

No. Our fix and flip programs are low-documentation: no tax returns and no personal debt-to-income ratio. We look at the property, the budget, the exit, and your credit.

Is a fix and flip loan the same as a hard money loan?

Largely, yes. "Hard money" describes short-term loans secured by real estate and underwritten on the asset. A fix and flip loan is the most common type of hard money loan for residential investors.

How are renovation funds released?

Rehab funds are typically held back and released in draws as work is completed and inspected. We'll explain the draw schedule and timing before you close so there are no surprises mid-project.

What if I decide to keep the property?

That's the "hold" in fix & flip / hold. When the renovation is done you can refinance into a 30-year rental (DSCR) loan with no balloon, and we arrange those too.

Where do you lend?

Starlit arranges fix and flip loans for investors in markets across the country. Recent closings include California, Colorado, and Florida.
